Zutari offers its expertise for mandatory EPC compliance for buildings

According to new regulations for the mandatory display of Energy Performance Certificates (EPCs) of buildings, it is the responsibility of building owners to publicly display an EPC at the entrance of their buildings, within two years of the regulations coming into effect. The new regulations were promulgated in the Government Gazette on 8 December 2020.

Given the limited timeframe afforded to the building sector to comply, the South African National Energy Development Institute (SANEDI) has defined the process and undertaken the development of tools and guidelines to prepare all stakeholders and enable the efficient implementation of the EPC process.

The new legislation affects public buildings over 1 000 m2 and private buildings over 2 000 m2. To assist its clients to comply with the new requirements, leading consulting engineering and infrastructure advisory firm Zutari is offering its experience in this regard, highlights Yovka Raytcheva-Schaap, Associate, Environmentally Sustainable Design (ESD) Consulting & Project Management.

Upstream assistance with the EPC process

  1. Identify and verify eligible buildings from the portfolio
  2. Obtain records and confirm performance period, occupancy type, occupied area, energy sources, and energy consumption over the performance period
  3. Calculation of preliminary performance and rating
  4. Submit packaged building’s data to the independent inspection body for verification and issuing of certificate

Downstream assistance with the EPC process

  1. Automation of data collection and verification via the BMS for subsequent EPC ratings (implementation of a simple digital twin)
  2. Identify interventions for improving of energy performance towards net-zero carbon
  3. Implement interventions – design and installation supervision
