TAL Technical Consultant Schalk Pelzer explains that the main scope of work involves upgrading existing tiled mall walkways and ablutions. “This means chipping out old tiles and replacing them with new 1.2 m by 600 mm porcelain tiles. In addition, repairs and remedial work had to be carried out to sections of the unbonded screeded substrate, which were found to be damaged after removal of the existing tiles.”

TAL manufactures an extensive range of rapid-setting, shrinkage-compensated screeds and patching and repair compounds ideal for fast-track repairs to existing substrates. Products being used on this site for remedial work on the substrate include TAL SlabPatch and TAL Rapidfix.

TAL SlabPatch is a single-component, fast-setting, fluid micro concrete manufactured from selected cements. The rapid-setting, shrinkage-compensated formulation makes it ideal for large-scale repairs to existing screeds in fast-track installations. TAL Rapidfix is a rapid-setting patching and repair compound for patching and filling holes prior to installing underlayment or overlayment materials.

Pelzer points out that, when installing large-format tiles such as those on this project, it is essential that the floor substrate is totally flat and level so as to minimise the risk of tile ‘lipping’, and also to avoid excessive adhesive consumption.

TAL Screedmaster, a self-smoothing and levelling high-strength underlayment compound that is also rapid-setting, is being used to rectify variations in floor levels, and to achieve the required surface finish for large-format tiling.

“Once the screed repairs have been effected, carpets are placed over the floors as protection, and the screeds are left to cure/dry for two to three days. Tiling is then undertaken onto the suitably prepared floor surfaces using TAL Goldstar 12 quick-setting adhesive,” Pelzer elaborates.

Newly-installed tiles must be protected from traffic (and other trades, etc.) while the adhesive sets, especially in fast-track installations. Too early trafficking of newly-installed tiles before the adhesive has set sufficiently may result in an impaired bond resulting in hollow-sounding and/or loose tiles.

Pelzer adds that the biggest challenge for the contractor is the fact that the daily trading operations of the shopping centre could not be disrupted. “This means the tiling team has to conduct the bulk of the work after hours, once the shops have closed, to minimise disruption to tenants and patrons.”

The R2 billion expansion will add 50 000 m2 to the shopping centre’s existing 120 000 m2 and 300 stores. The development is being spearheaded by Pareto and Old Mutual Property. The main contractor on the project is Murray & Roberts, while Ohlhorst Africa of Gauteng is the tiling contractor.
