TAL gives expert input at upmarket Kayalami estate

Expert customer service and advice from TAL, including site visits by TAL consultants to inspect the sub-contractor’s tiling in progress, has allowed Central Developments to maintain both quality and productivity at the luxury Riverbend Estate in Kyalami, Gauteng.

Riverbend Estate is located 5 km from Waterfall City, considered the fastest-growing development node in the Southern Hemisphere, which is also home to the newly-opened Mall of Africa. A key feature of the sectional title units available are upmarket finishes, which is where TAL products have played a critical role.

Central Developments control manager Ilse Oosthuysen explains that the developer commences with a detailed materials and methods specification on precisely what tiling products should be used for the various tile installations, in conjunction with the most suitable solutions from TAL.

“The tiling subcontractor receives a detailed briefing on the tiling specification. Our site people also convey this information to our buyers, so they know exactly what products to buy, while the workers on-site have all the necessary information on the optimal installation,” Oosthuysen comments.

Switching to TAL products has allowed the developer to increase both quality and productivity. “Prior to using TAL products on our sites we had lots of problems, such as delamination of tiles. Since we started using TAL, we have not had issues with tile installation failures.”

Oosthuysen adds that Central Developments has forged a close working relationship with TAL, which has made a significant contribution in fast-tracking a major project such as Riverbend Estate. “If there are problems with tiling on-site, we simply call in the TAL technical representative, who then goes out and gives expert advice on the specific issue.”

These problems can be as simple as mixing the wrong products together, or using an incorrect product for a specific application. TAL technical representative Schalk Pelzer highlights that TAL Goldstar 12, mixed with TAL Bond, as a total water replacement in the adhesive mix, is being used at Riverbend Estate for tiling on the exterior balconies.

“It is essential that latex-modified adhesive and grout systems be used when tiling externally. TAL Bond or TAL Bond Powder must be incorporated in the adhesive and grout mix, in accordance with the manufacturer’s instructions.  Correctly-constructed tile panel movement joints should also be created at maximum 3 m centres in both directions, as well as around the perimeter of the floors,” Pelzer stresses.

Porcelain tiles were selected for the wall and floor tiling at this development.  As porcelain tiles have very low water absorption rates and extremely high body densities, and are thus classified as ‘vitrified’, an adhesive system with far stronger bonding characteristics than a conventional (standard-setting) cementitious adhesive is required when installing porcelain tiles to ensure a good bond and eliminate the risk of hollow-sounding or loose tiles.

Furthermore, rapid- or quick-setting high-strength adhesives, such as TAL Goldstar 6 or TAL Goldstar 12, are also recommended, as standard-setting adhesives will take far longer to cure when used with vitrified tiles. Therefore TAL Goldstar 12 was selected for this project.

Another example of TAL’s expert input at Riverbend Estate was its recommendations for tiling to the waterproofing system specified by the developer for the bath surrounds, which incorporate an in-bath shower, as well as for the external balconies.  After perusal of the data sheets, it was established that this system comprised a crystalline waterproofing compound over-coated with a high-density fibre-enhanced topical coating.

“As we were unfamiliar with this particular system, on-site testing was conducted to ensure compatibility of our tile adhesives with the waterproofing compound. It was established that, by priming the waterproofed substrate with coat of TAL Keycoat slurry, an excellent bond was achieved onto the waterproofed substrate,” Pelzer notes.

Oosthuysen is full of praise for the hands-on service offered by Pelzer and the entire TAL technical team. “He provides a good on-site service, in addition to making himself available 24/7. This gives us the reassurance that, should anything go wrong, there is an immediate response. The proof is all in the quality and suitability of the products at the end of the day, and we have had no issues with these,” she concludes.
